Beijing, Oct 16: Hundreds of residents scuffled with police in Beijing on Sunday during a protest against the construction of a power station near their homes for the 2008 Olympic Games. Amateur Video showed about 250 apartment complex residents near the site of the National Aquatic Centre in north Beijing. They changed "Stop the construction!" from behind police lines. About five meters (15 feet) from their building was a crater where the transformer was to be built. The protesters - most between 50 and 70 years old - pumped their fists in the air and some scuffled with police as they tried to spill out from their apartments into the street. At least three were taken away in police vans. The residents say they fear for their health and were angry they had not received any notice about construction so far.
In what has become a weekly tradition, a long-time friend and I gather every Saturday afternoon at Bill Carney's earthy 3 Crow Bar in East Nashville's Five Points to quaff some cold beer and discuss music, film, sports, politics and my obsession with the built environment. Over time, my buddy (who will go unnamed given that he is a reserved gentleman who values his privacy) has developed an interest in the city's built fabric that sometimes rivals that of this writer. As such, my friend and I often discuss our concern regarding the “dead space" ringing the Five Points intersection. The hideous Citgo property and the underutilized Cumberland Hardware mulch pit, in particular, need new uses, we agree. Thus, my friend of 30 years will be pleased to know that some quality infill is slated for the southeast corner of Woodland and 11th, a tiny sliver of surface parking owned by Tony Carletello, Melissa Eubanks and Mike Reeves.
Whether leasing new or existing premises, whether you are the landlord or tenant, the construction of improvements to your premises presents numerous concerns. First, both parties should address and allocate a variety of risks that are unique to the construction of improvements to the premises. Second, each party must try to incorporate protections against potential problems. Finally, each party should attempt to anticipate and provide for those special construction concerns that are unique to the premises in question. The lease provisions addressing construction of improvements to the premises present not only complex clauses and unique jargon, but also numerous opportunities to negotiate the allocation of important risks.... .
For homeowners who have been putting off remodeling projects, now may be the time to call the contractor. While the current housing slump isn't cheering investors, it is making remodeling a kitchen or bathroom or adding an addition easier and cheaper. During the booming real-estate market of the past several years, people wanting to remodel often found themselves waiting months for contractors to take on lower-ticket jobs -- if the contractors would take them on at all. Now, sluggish home-building demand is pushing down the cost of construction materials (prices for lumber are near their lowest level in a decade) and spurring contractors to take on smaller projects -- and sometimes cut fees. Custom and speculative builders are also starting to take on renovation jobs, picking up work they may have passed over just a year ago.
